Major Achievements

Bell Developments have experience in a wide range of projects and examples of major achievements are listed below:

Commercial Mixed Use

Mollington Grange Phase 2 had previously been used as a builder’s yard. There has now been planning permission granted for a 70 bed care home. Construction due to start in Spring 2011 and will be ready for occupation in 2012 . Two of our previous care home sites are Redcott farm, Lymm and Chester Road, Holmes Chapel.

Trade Park

Trade Park

Plumb Base and Screwfix are amongst clients in a purpose built trade park that was constructed on a
previously developed industrial site. Following successful letting of units, the entire site was sold to an
investment company.

Residential Mixed Use

Residential Mixed Use

A bingo hall, job centre and building society were previous occupiers of a site which was granted
planning permission for a mixed retail and apartment development. Accommodation comprises 26 one
bed apartments, 51 two bed apartments and 3,500 sq ft of commercial space. One of the original
commercial occupiers will be relocated back into the new building.

Conversion

Conversion and Restoration

Agricultural buildings dating back to the 18th century were sympathetically restored and converted to
create a mixed use development including offices and business units. The original features have
been retained and the exposed trusses and brickwork add to the character. The courtyard setting provides
an excellent working environment within striking distance of Chester City Centre and Bell Developments is
now headquartered within the building.

Commercial Investment

Commercial Investment

A high specification office building was purchased as an investment property and which is now fully let.
There is 15,600 sq ft of good quality office space and a 20,000 sq ft warehouse. Access to the business
park location is excellent, there is good parking space provision and planning consent has been granted
for an extension for a further 20,570 sq ft of offices.

Historic Buildings

Historic Buildings

Three historic buildings had been used for many years as a city centre department store
warehouse. They were sympathetically restored, retaining original features and using
traditional building techniques and materials to incorporate modern facilities. The project was awarded
a Civic Architectural Design Award in 2005.

Residential

Residential

Nine new homes were built on the site of an old engineering works in a semi-rural location on the edge of
a village. The site had become something of an eyesore and planning permission was granted for change
of use from an employment site. The high quality character houses have had a very positive impact on the
built environment.

Site Assembly

Site Assembly

A group of poor quality industrial buildings were bought from four different owners and the site assembled
to enable development of a new retail unit for Aldi. This one acre site is in a prominent position and the
new 13,000 sq ft development significantly improves appearance of the area.
